JSE Property Roundup - 17 Jul 2026

JSE Property Roundup - 17 Jul 2026 — Mosaic Home Services

It was a week of clear capital recycling and tidy housekeeping. Spear’s swift De Waterkant exit at a gain, paired with unconditional approval for its Tyger Valley buy, underscores a focused Western Cape office thesis. Governance tick-boxes featured via Sirius share awards, while Raubex’s Bauba deliberations keep cautionary flags up. With NEPI Rockcastle pencilling in August results, the sector’s mid‑year read-throughs are lining up amid still-sticky rates.

Use the ranked list below to prioritise catalysts: start at the top for items most likely to move cash, balance sheets and timelines, then note any dates to diarise. As always, read the full SENS announcement and supporting documents before making portfolio decisions.

1. SEA — Spear banks R108m on De Waterkant sale, tidies portfolio and locks in quick value uplift

SENS date: 13 July 2026

Spear has turned a short-held pair of De Waterkant offices into a tidy win, finalising their sale for about R108m. The quick turnaround crystallised roughly R27.25m in value since purchase in Oct 2024. The deal trims exposure to smaller, decentralised office assets and simplifies the portfolio in line with strategy.

2. SEA — Competition green light for Spear’s Tyger Valley office buy; transfer expected in September

SENS date: 14 July 2026

Good news for Spear investors: the Competition Commission has unconditionally approved its purchase of three office buildings at 1 Sportica Crescent, Tyger Valley, clearing the last hurdle. The deal is now unconditional and should take effect on registration of transfer, anticipated in September 2026. Because the rental enterprise transfers as a going concern, tenants should see continuity while Spear folds the asset into its Western Cape portfolio.

CEO Andrew Coombs and COO Rüdiger Swoboda were the participants. Total voting rights move to 1,591,588,877, with JSE and LSE admission expected around 21 July.
