The single biggest reason owners lose trust in a managing agent is opaque money. Mosaic runs the entire financial stack — revenue, payments and accounting — on one platform with the controls, segregation of duties and audit evidence a trustee can defend at any AGM.

  • Revenue, billed and recovered automatically — budgets per financial year, levies calculated by participation quota, invoices, credit notes, penalties, statements and clearance certificates — all generated from the same record of truth, no Excel rebuilds.
  • Payments with 4-eyes control — every disbursement is loaded by one user and approved by another, with the loader and approver named on every transaction. No single person can move scheme money.
  • Live bank confirmation — payment status flows from LoadedApprovedSent to BankConfirmed in the portal as the bank acknowledges each instruction. Owners see the same status the trustees see.
  • Full general ledger — chart of accounts, bank reconciliation, journal entries, financial reporting and a current-vs-previous financial-year comparison, ready for the auditor without month-end heroics.

Reserve fund management, with the bank in plain sight

STSMA §3 requires every body corporate to hold a reserve fund. Few managing agents show the trustees what is actually in it. Mosaic connects directly to the scheme's reserve-fund bank account, pulls the available balance from the bank in real time, and writes every transfer to a tamper-evident audit log.

Sub-metering disputes are the single biggest source of risk and arrears in South African community schemes. Mosaic does it differently — we own the entire utilities chain in-house, from the meter on the wall to the recovery on the levy statement.
